In his lecture, he introduced the concept of CO₂ emissions from buildings, not only “operational carbon” (CO₂ emissions from the use of facilities such as heating, cooling, and lighting during the operation phase of a building), which has been the focus of attention in Japan, but also “embodied carbon” (CO₂ emissions from material procurement, operation, demolition, and disposal, excluding the operation phase), which is the CO₂ emitted during the construction phase, emissions from the procurement of materials, operation, demolition, and disposal phases, excluding the operation phase), as well as “whole-life carbon” (CO₂ emissions from the procurement of materials, operation, demolition, and disposal phases, excluding the operation phase).
He also spoke about how office needs are changing, with tenants placing more importance on environmentally friendly performance in addition to rent and location when selecting office buildings, and the number of companies willing to bear the burden of additional rent is on the rise.
